Urban land in Spain
Urban land is land that is available for building on in Spain, it has already been given permission from the government to build property on by the local town hall. This information is freely available for anyone to view, and building work can start almost straight away. You will need to contact the local town hall to find out information on what can be built on this land as laws and rules do differ from area to area.
Rural land in Spain / rustic land
Rustic land is usually in the countryside, but will fall under a town hall council of its nearest town / city. The town hall will have a set plot size required for legal building which again you will need to find out as various town halls may differ.
E.G - In the Valencian community, it is required that the plot is of a size of 10,000 sqm enabling you to build a property of 200 sqm which comes to 2% of the plot size.
Building your own property in Spain can be a great adventure obviously if you play by the rules, you may have heard dozens of horror stories of expats moving to Spain, building their dream home only for it to be knocked down by its local council.
This is mainly because of false documentation, poor legal advice or plan stupidity.
Firstly, we recommend like with any property that you get proper and trustworthy legal advice otherwise you could stand to lose thousands, even everything you own. Done in the right way you can save thousands of euros, have a home that is designed to your needs, enjoy the quiet and scenery of the Spanish countryside - and have the pleasure of knowing that you designed and built your own home!
